A homeowner in Ballymena experienced significant water damage following a leak from a pipe located within the floor of the dining room. Because the pipe was concealed beneath the floor construction, the leak had been developing before it became visible — and by the time it was identified, water had spread extensively through the property.

This is a pattern that catches many homeowners off guard. A concealed underfloor pipe failure does not produce a visible puddle or a dripping ceiling. Water escapes beneath the floor covering, travels along sub-floor voids, and emerges in rooms that may be some distance from the source. By the time the spread becomes apparent, the floor construction and the lower sections of walls across a large part of the property may all be affected.

We attended the property, carried out moisture readings throughout all affected areas, documented the extent of moisture spread room by room, and prepared a comprehensive schedule of reinstatement works covering all eight areas.
