When a pipe under the bathroom sink of a Mansewood home failed, water seeped through the floor and into the kitchen below — damaging the ceiling, the units, and the electrics. Admiral assessed the damage remotely, by video call. Their offer was £700.
After the policy excess, the homeowner would have walked away with £100.
PCLA were contacted. We rejected the offer, arranged for an adjuster to attend the property in person, conducted a full independent survey with moisture mapping and photographic documentation, prepared a costed repair schedule, and negotiated directly with Admiral’s loss adjuster at the property. The final settlement was £10,900, more than fifteen times the original offer.
That is what an independent loss assessor does.
PCLA are FCA-regulated (FRN 933781) and work on a No Win, No Fee basis. If your claim is not settled, you do not pay.

Your insurer appoints a loss adjuster to assess your claim. Their role is to assess the claim for the insurer. They are not appointed to prepare your claim on your behalf or advocate for the highest fully evidenced settlement.
An independent loss assessor works the other way around. We are appointed by you, act exclusively for you, and our job is to ensure your claim is documented fully and presented in a way that reflects the true extent of your loss.
We are not adversarial. A well-prepared claim, submitted by a qualified surveyor with a full costed repair schedule and supporting technical evidence, is simply harder to dispute than a self-reported one.
If your claim has already been assessed, delayed, or disputed — you can still appoint us. We step in at any stage.
In August 2024, a feed pipe under the bathroom sink of a residential property in Mansewood, Glasgow failed. Water escaped rapidly, saturating the bathroom floor and seeping into the kitchen ceiling below. Kitchen units and electrical systems were damaged.
Admiral conducted their assessment by video call. On that basis they offered £700. With a £600 policy excess, the homeowner’s net payment would have been £100.
PCLA formally notified Admiral of our involvement and requested an in-person adjuster visit. Our surveyor attended and conducted an independent physical inspection — with moisture mapping and photographic documentation — identifying damage the video assessment had not captured. We prepared a full costed repair schedule, gathered plumber documentation, and met Admiral’s adjuster at the property.
Final settlement: £10,900.
“They took all the stress out of it.” — family member of the policyholder.
“Jordan did a great job dealing with the insurance company. He did the rest.” — policyholder.

Remote video assessments can miss secondary damage, especially where water has entered floor voids, electrical systems, or concealed areas. A physical inspection by a qualified surveyor — backed by moisture readings and photographic evidence — changes what can be documented and claimed.

You don’t need to deal with the insurer. That’s what we’re here for.
Many Glasgow homeowners search for a “loss adjuster” when what they need is a loss assessor. The terms are used interchangeably, but the distinction matters.
PCLA are loss assessors. We have no commercial relationship with any insurer. We are paid only when your claim settles, and only as a percentage of what you receive.

Glasgow’s housing stock creates specific patterns of claim. Tenement properties are particularly vulnerable to escape of water — shared pipework, older drainage systems, and the fact that one property’s leak frequently becomes a neighbour’s damage. Where water has come from an adjacent property, identifying cause and liability requires a professional assessment.
We handle claims across all major types:
Burst pipes, failed pipe joints, leaking appliances. The most common claim type we see across Greater Glasgow.
Frequent in tenements and converted flats.
Roofing, chimney stacks, and guttering failures after severe weather.
Surface water flooding across low-lying parts of Greater Glasgow.
Including smoke and soot damage, which insurers frequently undervalue.
Heating oil leaks affecting floors, foundations, and garden ground.
Including sudden damage to buildings or contents, vehicle impact, break-ins, attempted break-ins, and malicious damage.
Including loss of rent and tenant-caused damage.
Support for business premises, stock, equipment, rental income, and loss of trading following insured property damage.
If you’re unsure whether your situation warrants a loss assessor, call us before you notify your insurer. How a claim is first reported can affect how it is assessed.
1. Contact us first
Whether you've just experienced damage, already heard from an insurer-appointed adjuster, or received an offer that doesn't feel right — contact us before you decide anything.
2. Free initial review
We'll assess your situation and tell you honestly whether we can help. No charge, no obligation.
3. Site survey
One of our qualified building surveyors attends the property and carries out a full independent inspection. This includes moisture mapping, photographic documentation, and where relevant, thermal imaging and acoustic leak detection.
4. Claim preparation
We prepare a fully costed repair schedule and handle all communication with your insurer on your behalf. You deal with the insurer through us, not directly.
5. Negotiation and settlement
We negotiate with the insurer's loss adjuster until we reach a settlement that properly reflects the damage. Our fee is 10% of the final settlement plus VAT. Nothing upfront, and nothing if your claim is not settled.
We cover the full Greater Glasgow area including:
Glasgow City (all districts), Mansewood, Shawlands, Pollokshields, Govan, Partick, Maryhill, Springburn, Dennistoun, Bridgeton, Rutherglen, Cambuslang — and across the wider city region: Renfrewshire (Paisley, Renfrew, Greenock, Johnstone), East Renfrewshire (Giffnock, Newton Mearns, Barrhead), South Lanarkshire (Hamilton, Motherwell, East Kilbride), West Dunbartonshire (Clydebank, Dumbarton), North Lanarkshire (Coatbridge, Airdrie).
We are not a franchise operation. The assessor who visits your property is a PCLA employee.
A loss adjuster is appointed by your insurance company to assess your claim on their behalf. They investigate the cause of the damage, estimate the cost of repairs, and report back to the insurer. A loss assessor is someone you appoint to represent your interests. At PCLA, we work for you — not your insurer. We inspect the damage independently, prepare your claim documentation, and negotiate with the insurer to ensure you receive a settlement that reflects your full loss under your policy.
Ideally before the insurer’s loss adjuster visits your property. This means we can carry out our own independent inspection, gather evidence, and ensure the full extent of the damage is documented before any assessment takes place. However, you can appoint PCLA at any stage — whether your claim is just starting, already underway, or has been delayed, disputed, or rejected.
No. PCLA can step in at any point — including after an adjuster’s visit, following a settlement offer, or when a claim has become delayed or disputed. If you are unhappy with how your claim is progressing, contact us for a free initial review.
Not if you have not signed a final settlement agreement. Offers can be challenged — contact us before you accept.
Nothing upfront. We operate on a No Win, No Fee basis — our fee is 10% of the final settlement plus VAT, confirmed in writing before any work begins. If your claim is not settled, you do not pay.
Yes. You have a responsibility to prevent further damage, so temporary emergency repairs are generally acceptable. Document everything before and after — photographs, video, and receipts — and do not dispose of any damaged items without recording them first. PCLA can attend the property to document the damage professionally before further works begin.
No. A well-structured claim with a full costed repair schedule and supporting evidence often settles more efficiently than a disputed one.
