A homeowner in Armagh noticed the skirting boards in the utility room beginning to swell. They called a plumber, who suspected a concealed leak and recommended specialist leak detection. A leak detection engineer attended and traced the source to a mains feed pipe within the utility room floor.
The pipe was repaired, but by the time the leak was identified, moisture had spread extensively throughout the ground floor of the property. Floor coverings across the affected areas were required to be removed as part of the remediation works.
This case illustrates something important: subtle warning signs — swollen skirting boards, lifting flooring at the edges, or slight discolouration at low level — can indicate significant hidden water damage beneath the surface. Mains feed pipes carry water under pressure. When they fail within a floor or wall construction, water can spread through surrounding materials over a considerable area before the leak is found. The visible damage at the surface rarely reflects the full extent of what the water has reached.
We attended the property, carried out a comprehensive moisture survey of all affected areas throughout the ground floor, documented the full extent of the spread, and prepared a detailed schedule of reinstatement works.
The claim was settled for £31,006.74.

Armagh is one of Northern Ireland’s oldest cities, with a building stock that reflects its long history. Georgian and Victorian properties, older terraced housing, and traditional stone-built homes sit alongside more recent residential development on the outskirts of the city. The character of the housing stock means that claims in Armagh often involve specific considerations that do not arise in the same way with modern construction.
Older pipework and concealed services. Many properties in Armagh, particularly in the city centre and the older residential areas, have pipework and drainage systems that have been partially updated over many decades. Original lead pipework, partially replaced heating systems, and drainage infrastructure installed under different standards can all develop faults in ways that are difficult to detect. Leaks from mains or heating pipes beneath floors or within wall cavities can spread significantly before they are found.
Traditional building materials. Older Armagh properties often feature lime plaster, stone walls, solid floors, and hardwood joinery. These materials respond to moisture differently from modern equivalents and can require more specialist reinstatement. Ensuring that the scope of works reflects the specific materials in the property — rather than a modern equivalent — is an important part of preparing the claim properly.
Solid and suspended floors. The city has a mix of solid concrete floors, suspended timber floors, and original stone or brick flooring in older properties. Where moisture enters beneath a solid floor or into the void beneath a suspended floor, standard visual inspection will not reveal the extent. Moisture mapping through the floor construction is needed before any reinstatement scope can be properly agreed.
Historic and listed properties. Some properties in and around Armagh city centre are subject to historic building designations or conservation area requirements. Where specialist reinstatement is required — or where the insurer’s standard reinstatement approach does not reflect the character of the building — this needs to be established clearly from the outset.
