We attend your property, look at the cause and extent of the damage, and review the policy position. We tell you what the claim is likely to involve, what your policy may cover, and where the points of difficulty are likely to be.
Evidence the damage.
We document the damage with photographs, moisture readings, and technical reports. Where hidden damage is suspected — under floors, behind plasterboard, inside wall cavities — we carry out the survey work needed to establish the true extent before any scope of works is agreed.
Negotiate the settlement.
We prepare and submit the claim, handle all correspondence with your insurer and any loss adjuster they appoint, respond to queries, and negotiate the settlement on your behalf.

A homeowner in Downpatrick noticed water damage appearing on the living room wall plaster and arranged for a leak detection specialist to investigate.
The leak was traced to a heating pipe concealed within the living room wall. This is a pattern that is easy to overlook in the early stages. The first indication of a heating pipe leak is often staining, bubbling paint, or softening of plaster at low level — signs that can be attributed to condensation or superficial damp before the true cause is identified.
Once water escapes from concealed pipework, moisture spreads behind plaster, beneath flooring, and into the surrounding structure. By the time the damage is visible at the surface, it has often been developing for some time. A proper survey is needed to identify the full extent of what the water has reached before a reinstatement scope can be agreed.
We attended the property, surveyed all affected areas, documented the extent of moisture spread, and prepared a detailed schedule of reinstatement works.
The claim was settled for £12,750.41.

Downpatrick is the county town of Down, with a housing stock that ranges from older terraced properties in the town centre to post-war housing estates and newer private developments across the outskirts. The town sits in a low-lying river valley, and the surrounding rural area includes older farmhouses and converted properties. Each property type can raise its own considerations when a claim is made.
Concealed pipework and slow-developing leaks. Older properties in Downpatrick often have heating systems and pipework that have been partially updated over the years. Where pipework runs through wall cavities, under floors, or within chimney breasts, leaks can develop slowly and remain undetected until visible damage appears at the surface. By that point, moisture may have spread significantly further than the initial damage suggests.
Plasterwork and traditional building materials. Many properties in the town centre and older residential areas use lime plaster or traditional sand-and-cement finishes. These materials respond to moisture differently from modern plasterboard, and reinstatement works in older properties can be more complex. It is important that the scope of works reflects the specific materials involved.
Rural and peri-urban properties. Properties on the outskirts of Downpatrick and in surrounding areas such as Strangford, Ballynahinch, and Crossgar can face additional considerations — older drainage systems, isolated locations, and properties on private water supplies — that can complicate both the claim and the reinstatement process.
Storm and wind damage. The County Down countryside is exposed to Atlantic weather systems, and storm damage to roofs, chimneys, and external fabric can be significant. Storm damage claims often turn on whether the damage was caused by the event or was pre-existing — establishing that clearly with dated evidence is important.

Properties of that era that have original copper pipework buried within floor slabs can be at greater risk of slow-developing failures as the pipework ages.
