Moisture Meters
The cheapest useful tool and the one most worth owning. Pin meters push two probes into the material and measure conductivity between them, which is accurate but leaves marks. Capacitance meters read through the surface without damaging it, which is what you want on a finished wall or a floor you care about.
What a moisture meter will not do is find a leak. It confirms that an area is wet and shows how far the moisture has spread. That is genuinely valuable, because it separates an active problem from old damage that has already dried, but the source could still be anywhere upstream.
Thermal Imaging Cameras
An infrared camera reads the temperature of a surface and renders it as an image, so a warm plume from a hot water pipe or the cool patch of an evaporating cold leak shows against the surrounding material.
This is the category where buying cheap does the most harm. Two specifications decide whether a camera can do this job: thermal sensitivity, quoted as NETD in millikelvin, and true detector resolution rather than screen size. Leak signatures are often a fraction of a degree, and a phone attachment or budget handheld will produce a confident looking image with nothing real in it. Acoustic Equipment and Correlators
Water forced through a breach in a pressurised pipe makes a distinctive hiss. Ground microphones and contact sensors amplify that vibration; a correlator takes readings at two accessible points on the same run and calculates where between them the noise originates.
This is the equipment homeowners most often assume they could use, and the assumption is wrong. Amplifying the sound is trivial. Distinguishing a leak from a pump, a boiler, traffic, a fridge and the neighbour’s shower is the entire skill, and it takes considerable experience. Tracer Gas Equipment
A hydrogen and nitrogen mix is introduced into a drained system and a surface probe detects the gas where it escapes and rises. It is the most sensitive approach in common use and it finds leaks the other equipment misses, particularly on plastic pipe and at very low pressure.

Inspection Cameras and Borescopes
A camera on a flexible cable, pushed into a drain, a duct, a ceiling void or a small drilled hole. Drain cameras are the larger version of the same idea. Unusually for this list, the cheap ones are fine for the obvious jobs: checking a drain run, looking under a bath, seeing into a void without cutting it open.
Smart Leak Detection and Shut-Off Devices
These sit on the incoming main and monitor flow. When water runs continuously, or at a rate the property should not be using overnight, the device closes a valve. Some insurers now recognise them and it is worth asking yours.
They are prevention rather than detection. A shut-off device will not tell you where a leak is, and a badly configured one closes the valve every time somebody fills a paddling pool. What it does well is cap how long a burst runs unattended, which is the single biggest factor in how much damage an escape of water does.
What a Leak Detection Engineer Actually Carries
Not all of the above, and rarely all on the same visit. A typical domestic survey kit is a thermal camera, a moisture meter, an acoustic set, pressure testing gear and an inspection camera, with tracer gas brought in when the first pass has not settled it. Ground penetrating radar and correlators come out for buried supply pipes and external work.
The equipment is a smaller part of the job than it looks. What is being bought is the sequence and the interpretation: which circuit to isolate first, which tool to reach for on this construction, and when two readings disagree, which one to believe.
Should You Buy, Hire, or Call Someone?
- Worth buying: a moisture meter and a basic inspection camera. Both are cheap, both stay useful, and neither can mislead you badly.
- Worth hiring, occasionally: a professional grade thermal camera, if you have a specific hot water or heating suspicion and know what a false positive looks like.
- Not worth either: acoustic sets, correlators, tracer gas and radar. The cost is in the training, not the box.
There is one more factor that changes the arithmetic completely, and most people do not know about it until afterwards.
