A patch has appeared on the wall, or the windows stream every morning, or there is black mould in the corner of the bedroom. The first question is always the same: is this damp or is it condensation? They look similar, they are often confused, and the treatments are completely different. Treating a leak with a dehumidifier, or a condensation problem with a damp proof course, wastes money and fixes nothing.
This guide sets out the four causes of moisture in a home, how to tell them apart, what actually works for each, and the one question most damp guides never answer: when your home insurance will pay, and when it will not.
Are damp and condensation the same thing?
No. Condensation is one specific cause of damp, and it is by far the most common. “Damp” is the general word for unwanted moisture in a building. Condensation is moisture that was already in the air inside your home, turning back into water on a cold surface.
The distinction matters because condensation is generated inside the property and is largely about ventilation and heating, whereas rising and penetrating damp are structural faults, and a plumbing leak is a failure of pipework. Four causes, four different answers.
What is condensation?
Warm air holds more moisture than cold air. Everyday living puts a surprising amount of water into that air: cooking, showering, drying clothes indoors, even breathing. When that warm, moist air meets a cold surface, it cools, releases the moisture it can no longer hold, and you get water.
Signs of condensation:
- Water running down windows and pooling on the sills, worst first thing in the morning.
- Damp appearing on cold surfaces: external walls, window reveals, and the coldest corners of a room.
- Black mould in patches, typically in bathrooms, on window frames, in corners and behind furniture pushed against an outside wall.
- A problem that is clearly seasonal, much worse in winter and easing in summer.
- Wallpaper lifting at the edges rather than showing a defined stain.
The strongest tell is location. Condensation appears where surfaces are coldest and air moves least. If the damp is behind a wardrobe on an outside wall, in the corner above a window, or all around a bathroom, condensation is the likely answer.
What makes condensation worse
- Drying clothes indoors on radiators or an airer, which releases litres of water into the air.
- Missing or unused extractor fans in the kitchen and bathroom.
- Keeping the heating low or intermittent, so surfaces never warm up.
- Blocked trickle vents, or windows never opened in winter.
- Furniture pressed flat against external walls, which stops air circulating.
What is rising damp?
Rising damp is groundwater drawn up through the masonry of a wall by capillary action. It happens where there is no damp proof course, or where the existing one has failed or been bridged, for example by a raised path or flowerbed outside, or by a floor screed inside.
Signs of rising damp:
- A distinct horizontal tidemark, usually no more than a metre above floor level. Water can only climb so far, which is why rising damp has a ceiling and condensation does not.
- Damage concentrated at the bottom of the wall: blown plaster, perished skirting board, and lifting wallpaper along the lower edge.
- White, fluffy salt deposits on the wall surface, left behind as the groundwater evaporates.
- Only ever on the ground floor. Rising damp upstairs is not rising damp.
- More common in older properties built before damp proof courses were standard.
Rising damp is diagnosed far more often than it actually occurs. A damp patch low on a wall is much more likely to be condensation, a leaking pipe or a bridged damp proof course than genuine rising damp.
What is penetrating damp?
Penetrating damp is water coming through the building fabric from outside, driven by rain. Unlike rising damp it can appear at any height, including upstairs and on ceilings.
Signs of penetrating damp:
- A defined damp patch that clearly gets worse after heavy or driving rain, then dries back.
- Damage on external walls in particular, especially on the side of the building that takes the weather.
- A traceable external defect: a blocked or leaking gutter, cracked render, failed pointing, a slipped tile, or a defective window seal.
- Staining that may be brown or yellowish, sometimes with a visible tidemark around the edge.
Penetrating damp is worth catching early. The external defect causing it is usually cheap to fix, while the internal damage it causes is not.
The fourth cause: a plumbing leak
Most damp guides list three types of damp and stop. In practice a large proportion of “damp” turns out to be an escape of water from the property’s own pipework, and it is the cause most often missed, because a hidden leak does not look like a leak. It looks like damp.
Signs the moisture is a leak rather than damp:
- The patch is present all year and does not care about the weather or the season.
- It is wet at the centre and spreading outward, rather than holding a stable tidemark.
- It is nowhere near a cold surface, an external wall or ground level.
- Your water meter moves with every tap in the house turned off, or the boiler keeps losing pressure.
- Ventilation and heating make no difference at all.

How can you tell the difference between damp and condensation?
Work through the four in order. Each has a signature that the others do not share.

One practical test for condensation: tape a square of kitchen foil tightly to the damp area and leave it for a few days. Moisture on the room-facing side means condensation is forming on the surface. Moisture behind the foil, against the wall, means the water is coming from within the structure.
Is black mould caused by condensation or damp?
Black mould needs moisture, and it does not much care where the moisture came from. In practice it is most often associated with condensation, because condensation reliably wets the same cold surfaces day after day, which is exactly the conditions mould growth needs.
That said, mould appearing in an odd location, away from the usual cold spots, is worth treating as a clue rather than a cleaning job. Mould on an internal wall in a warm room, or low down in a room with good airflow, suggests a water source rather than a ventilation problem. Damp and mould in the home are also a recognised health concern, particularly for children, older people and anyone with a respiratory condition. If mould keeps returning after cleaning, the underlying moisture source has not been dealt with. NHS guidance covers the health side; the useful thing we can add is that the source is often not what people assume.
Will condensation clear up on its own?
Not while the conditions causing it remain. Condensation is a balance between how much moisture goes into the air and how well the building removes it. Change nothing and it recurs every winter.
What does work, roughly in order of effectiveness:
- Ventilate at source. Run the extractor fans during and for twenty minutes after cooking and showering, and close the door to that room so the moist air is removed rather than spread.
- Stop drying clothes indoors, or if you must, do it in one room with the door shut and a window open or a dehumidifier running.
- Heat more steadily. Low, constant background heat keeps surfaces above the temperature at which moisture condenses, and works better than short bursts.
- Open trickle vents and air rooms briefly each day, even in winter.
- Pull furniture a few centimetres off external walls so air can circulate behind it.
- Insulate cold spots where practical, since the underlying problem is a cold surface.
Anti-condensation paints and additives can help at the margins by keeping the surface slightly warmer, but they manage a symptom. If the moisture load stays high and ventilation stays poor, the problem comes back.
When should you get a professional damp survey?
A damp survey is worth it when the cause is genuinely unclear, when the damage is structural, or when someone has already tried the obvious fixes without success. It is also worth it before buying a property, since a standard homebuyer survey will often flag damp without diagnosing it.
Use an independent damp specialist rather than a firm whose survey is free because it sells the treatment. A report that concludes “rising damp, install a chemical damp proof course” without moisture readings, an external inspection and consideration of a leak is not a diagnosis.
Does home insurance cover damp?
This is the question almost no damp guide answers, and it decides who pays.
Generally not covered: condensation, rising damp, penetrating damp and mould that has developed gradually. Insurers treat these as maintenance and wear and tear, and virtually all policies exclude gradually operating causes.
Generally covered: damage caused by a sudden, one-off escape of water, such as a pipe failing under a floor or a leak from a flat above. That falls under the escape of water section of a buildings policy, and the cost of locating the leak may be recoverable under trace and access cover.
This is why the diagnosis matters financially as well as practically. Damp that turns out to be a hidden leak may be an insurable claim; the same patch written off as condensation is a bill you pay yourself. Where mould has developed because of an escape of water, the mould damage often forms part of that claim, as in a Falkirk case where a £33,000 mould claim was disputed before it was properly evidenced.
Insurers do refuse these claims where they believe the damage built up slowly or the leak went unreported. Evidence of when the problem appeared, when it was reported, and what a detection survey found is what answers that.

How can I tell if damp is drying out?
The patch should shrink from the edges inward and lighten, and a moisture meter should show falling readings over days. A patch that stays the same size is still being fed.
Does home insurance cover damp treatment?
Damp proofing and condensation treatment are almost always excluded as maintenance. Damage from a sudden escape of water usually is covered, which is why identifying a leak correctly matters.
