A leak in your central heating usually shows itself three ways before you ever see water: boiler pressure that keeps dropping, damp or water marks near heating pipes, and cold spots on radiators that do not clear after bleeding. Spotting a central heating leak early is the difference between a repair and an escape of water claim covering ceilings, floors and contents. Common Signs of a Central Heating Leak
A central heating system runs as a closed circuit, so any water escaping it registers somewhere. These are the common signs worth acting on, and what each one usually points to.

What the Pressure Gauge on Your Boiler Is Telling You
Most sealed systems sit between 1.0 and 1.5 bar when cold, rising towards 2.0 bar once the heating is up to temperature. Check your own boiler manual, because the target varies by model. What matters is not the exact figure but whether it holds.
A sealed system in good order should keep its pressure for months. If you are topping up every few weeks, water is going somewhere. If you are topping up every few days, treat it as an active leak and locate it before the heating season loads the system further.
Pressure drops do not always mean a leak. A failed expansion vessel or a pressure relief valve passing to the outside will drop the gauge with no water reaching your floors at all. If You Have an Open-Vent System With No Gauge
Older properties often run an open-vent system rather than a sealed one. There is no pressure gauge to read. Instead there is a small feed and expansion tank, the F&E tank, usually in the loft, which tops the system up automatically through a ball valve.
That automatic top-up is exactly what hides a leak on these systems, because the tank quietly replaces whatever escapes and nothing on the boiler tells you. The tell is a ball valve that is constantly filling, or an F&E tank that runs warm. If you have an open-vent system and unexplained dampness downstairs, check the loft tank first. Continuous fresh water also drives internal corrosion, so a slow leak on an open-vent system damages the pipework as well as the building.
Should You Turn the Boiler Off If You Suspect a Leak?
If you can see water escaping, turn the heating off. That stops the pump driving water around the circuit and out through the breach. Close the valve at either end of the affected radiator if the leak is there, and put a container under it.
If water is coming from the boiler casing itself, turn it off and call a Gas Safe registered engineer. PCLA are not gas engineers. Is It the Boiler or the Pipework?
This is the question that decides who you call, and the boiler gets blamed for a great many leaks that turn out to be elsewhere in the central heating system. The distinction is simple: the appliance is a Gas Safe matter, the pipework is a leak detection matter.
- Radiator valves and unions. The most common leak on any heating system, and usually visible as a stain or a green mark on the brass. Thermostatic radiator valves, or TRVs, leak at the spindle as they age and often need to be replaced rather than repacked.
- Buried pipework under floors. Copper heating pipes in screed or under boards, often failing where they were nicked at installation. Rarely visible until the ceiling below is marked.
- Joints and compression fittings. Loosened over years by the system heating and cooling.
- Pinhole leaks in pipes. Internal corrosion in older copper, sometimes several pinholes at once along the same run.
- Pump seals and the filling loop. Close to the boiler, so easily mistaken for the boiler itself.
- The heat exchanger or internal seals. Inside the appliance. Gas Safe engineer only.
Where the source is not obvious, guessing is expensive, because the usual next step is lifting a floor. A survey in Downpatrick located the leak without opening up the floor at all, which is the whole point of tracing it properly first.
How Central Heating Leak Detection Works
When there are no visible signs, a leak detection specialist locates it with specialist equipment rather than by excavation. The methods are non-invasive, chosen to suit the construction and where the heating pipes run, and they are combined rather than used alone.
- Thermal imaging. Cameras are used to read temperature rather than water, which suits a leaking central heating system well because the pipes are warm by definition. Strongest on underfloor heating.
- Acoustic testing. Ground microphones and acoustic microphones listen for water escaping under pressure through floors and walls.
- Tracer gas. A safe hydrogen and nitrogen mix is introduced into the drained circuit and detected where it surfaces. The most precise option on buried pipework.
- Moisture meters and pressure testing. Used to narrow the search area and confirm the circuit is losing water before anything is opened up.
Used together these find heating leaks quickly and accurately, with minimal disruption, and they identify the one square metre that has to be opened rather than the whole room. When to Call a Professional
Some of this is homeowner territory. Bleeding a radiator, tightening a valve nut, checking the F&E tank and reading the pressure gauge are all reasonable to do yourself. Call a professional when:
- the pressure keeps dropping and there are no visible signs of where the water is going
- there is damp, discoloration or a musty smell on walls or floors with no obvious source
- a leak is under a solid floor, in a wall, or on an underfloor heating circuit
- water is coming from the boiler itself, which is a Gas Safe engineer, not a plumber
- the damage is already done and you expect to claim, in which case call before the repair
A plumber or heating engineer repairs the pipe once you know where it is. Leak detection experts find it when you do not. Calling them in the right order saves opening floors on a guess.
Is Central Heating Leak Sealant Any Good?
Sealant added to the system circulates until it meets escaping water and hardens. It can slow a genuine pinhole and it is sometimes a reasonable holding measure in the middle of winter. It is not a repair.
The drawbacks are real. It does not fix the pipe, it can foul heat exchangers, valves and pumps, and where a claim follows, some insurers take a poor view of a system that was dosed rather than traced. Are Central Heating Leaks Covered by Home Insurance?
Two separate parts of the policy usually apply, and homeowners routinely claim only one of them.
The water damage that escaping water does to the building and its contents is normally covered as escape of water. The cost of finding the leak, and of making good afterwards, is normally covered under the trace and access section. The failed pipe itself is generally your own repair cost.
